What advice would you give property investors today? Always look beyond the current conditions, who the tenant is and what the current rent is. Look to where things are heading and what is sustainable. If you build your argument around this, it’s hard to go wrong. In regards to what is sustainable, you need to be looking at the historical vacancy rates, rental growth over the previous years, if there is any new amenity such as train stations or level crossing removals, or added density such as new apartment projects or offices.
