THE PROPERTY DEVELOPMENT REVIEW

How is the residential investment market performing in your area?

Residential investment I would consider at the moment at an all time low. Which is wrong really because in a softening market there are some good value investments to be found. Despite an increase in cost of living, property values have remained relatively stable – how do you anticipate the remainder of 2024 will be in terms of market activity & transaction volumes? Stock levels seem to be increasing but I’m expecting a later start this year to the spring selling season which I predict will go deep into December with opens still there in January for those buyers who missed out or were priced out. What are the fundamentals that are driving investment & purchasers in your local market area & where are the opportunities for sophisticated investors / developers? Sophisticated developers and investors are seeing value where some aren’t homes which have some value that can be held onto for a while why they ponder what options are sensible investors. The beachside suburbs will always be attractive as a development/ investment purchasers as there is always a market for sea changes scaling down.
