BRONXX SEEKS SSD UPLIFT FOR APPROVED 50-HOME RAMSGATE SCHEME

Another set of plans for the site of a demolished Coles supermarket in Sydney’s south are on exhibition as Bronxx looks for uplift on an approved mixed-use development. At 277 The Grand Parade, Ramsgate, about 13km south of the CBD, the developer pursued a 144-key hotel in 2022, before pivoting to a 50-home mixed-use scheme, which was approved by a regional planning panel in 2024.

However, the Ciaran Goodman-led developer has added 18 rooms, taking the total to 131, by gaining approval in January for an extra storey without modifying height or envelope. Goodman has previously indicated that Bronxx intends to retain and operate the hotel.

Now, a proposal for 70 apartments above three levels of basement parking under the state-significant pathway has gone on exhibition. The scheme has grown from six storeys to eight, and the development cost has grown from $50 million to $114 million. An additional 30 per cent height and floor space ratio are proposed, with the addition of a 15 per cent affordable housing component. Demolition of the 1972-vintage Coles supermarket has already taken place, and physical works under the earlier approved application continue. Separately, a modification application seeking to lower the ground floor, and remove flood storage tanks from the basement among other changes, is also under way. The design by FJC Studio on the 4479sq m site would yield 11,646sq m of gross floor area at a FSR of 2.6:1. That would include 14 two-bedroom units, 56 three-bedroom units and 234 car parking spaces in the 3450sq m of non- residential gross floor area. Communal open space of 1199sq m would largely be concentrated on the southwest corner of the podium, and accessible only to residents.
