What have been the fundamental drivers of demand amongst buyers in the last twelve months? Looking for value add over the medium term. Also covenant on lease. Reflecting on recent transactions, what has been the profile of buyers and has this shifted from previous years? The institutional money has taken a little hiatus – Cashed up high net worth individuals are prowling the market looking for the right deal to suit their mandate.

What types of sites are most in-demand given the current strong residential housing market? Income producing sites as they are continuingly taking longer to reach approval and completion. Distressed assets which will improve the profit and risk, however we are yet to see the full fallout of destressed sales. How would evaluate the impact of the past eighteen months in your local market? The market is moving from a heated market to a falling market and deals are being completed however on a structured basis. This is due to finance headwinds and uncertainty of toping of interest rates and in regards to sites the planning outcomes.
